I still fail to see the purpose of avoiding Church, house of worship, etc. I understand that most of the rest are not particularly useful. But most people want to know if a neighborhood is near police and fire protection, schools, churches, and shopping (particularly groceries.)
I have never seen church or place of worship have a negative impact on property values. In fact, I could argue it is a positive impact on property values. They are usually well lit with security, however I could take to shotgun houses in downtown Memphis that are churches. People usually don't mess with Churches or places of worship. They are considered a positive influence where I live in the bible belt. Police tend to frequent visit them. That is a biggie.

On rare occasion an idiot will rob the church. It is very rare. They steal the organ or speakers.
 
How did the word “redneck” not make the list? If one is offended by it being omitted, how does one file an official complaint without appearing to be a bigot?
Because too subjective. Rednecks flock together like poor white trash. Did I tell you I am certified hillbilly?
 
What kills me is page 1 of 1004 improvements section states on both exterior and interior condition the following: "materials/condition".

Are you with me? Okay, how do you do that? Very good, good, average, below average, poor relative to the market?

"relative to the market' is key.

Good, poor, average can be different on competing properties in subject market. I got that part.
 
average is a mathematical term...well duh :rof:

If the words church, police protection, or fire department are considered trigger words in an appraisal report, then the reader is too sensitive to be in any industry requiring appraisals. Never heard of one lawsuit yet involving this nonsense.

And requiring the appraiser to use alternate words to say those same entities exist across the road, is moronic at best.
I don't disagree. I am just stating how it is, not how I wish it was.

Churches are like schools in that they bring more traffic to the street at certain period of time. Appraisers have to decide if they're negative external obsolescence.
I remembered one homeowner was tired of parents parking on his street so he put barriers in front of his house to prevent outsiders from parking.
I didn't realize the problem until the owner complain. Some owners talk too much.

So 30 min in the morning and 30 min in the afternoon when most people are still at work was a major issue for that resident. I'll bet you they sat on their front porch yelling "get off my lawn" during those times. Guess they had no idea that there would be traffic at a school when they bought.

During the morning and mid afternoon, the street becomes a traffic jam with cars double park and having to watch for kids crossing street. It slows you down driving to get out of school vicinity.
That's external obsolescence all appraisers should consider.
