List to sales price ratio adjustment

Maybe the OP doesn't do a lot of AMC/GSE booja booja appraisal assignments. My real bank clients don't ask for Sp/Lp, 1004MC, cost approach or any of the other non-sense that has turned up lately.

The OP has had his license at least 15 years or more. Some respect please.

No.

I don't care what type of appraisals a person has been doing. (They need not even be real estate appraisals.) It does not get any more basic than calculating an adjustment for a ratio of two readily available numbers.

I have done LP to Sp ratio that fluctuated from 7% and one comp I used was 36%.. They are asking you to appraise the fluctuations in a BPO. Or Worse, they are asking you if the Realtor was a complete idiot. He or she listened to the seller and listed the house at a price when they knew it was bogus. Then to lazy to change the MLS 8 weeks later sold the property of 36% less. These stats are mostly meaningless. We do not appraise the contract and not the list price. We appraise the subject.

I agree with you, except we actually appraise the real property rights. :peace:
