I will add my story to this. Contract on home for 200K. I appraised it at 190K and of course I am an idiot. Sale falls through. Buyer is actually happy he didn't over pay. Owner has had the house on the market for over 425 days. But I am playing favorites since the buyer is the Brokers friend. Realtor is bad mouthing me too.
Buyer finds larger home a few weeks latter and buys it for the same money and is VERY happy the deal feel through.
Now I find out the same house that I appraised for 190K is now sold for 220K!! Its a closed deal. Tell me some number maker made it work. Just makes me sick.
