Listing Info for closed sales comparables?

Anyone include listing information for closed sales comps?
I include initial listing date and days on market for active or pending listings.

I have an underwriter that is now requesting listing information for closed sales comps. The same underwriter is also suggesting I use a sale that I would not regard as a comparable. The sale is located outside the gated community that the subject is located in, is significantly older
(18 years vs 5 years old) and has completely different amenities.
 
Who the heck knows why?

If you can comply without violating USPAP, stick in the listing info. If you can include the sale without making the report misleading, do it.

If you can't, you can't.

Lately, I have quit trying to determine the underlying reasons for half of the crap they ask for and just do it.

Maybe the answer will reveal itself when you look into it. Then again, maybe it won't.

Underwriters occasionally make sense, and then there is all the other times....
 
I am in the process of reviewing a report for a lender where the appraiser includes the lsiting data. Of course, the information for 3 of the 4 sales is wrong! You could add the extra sale and state that you give it no value but is added only because UW has requested it. And don't forget to charge for this BS request!
 
I include the days on the market for all my sales. For active/pending I give days on the market and last price revision date.
