When I was doing tax appeals, the statue required unencumbered fee simple at stabilized occupancy.

When I was doing tax appeals, the statue required unencumbered fee simple at stabilized occupancy.

It still does. But if the market is NNN leases, there isn't any compelling reason to use gross lease terms.

Several times I tried to "sneak" that in. But assessor appraisers are pretty sharp. lol
