Property is no peach, but not in bad shape considering it is 120 years old. No significant problems. Homeowner very heistant about photos and "passing inspection" but played along once assured it was required. Interior was "dated but functional with no apparent need for immediate repairs." (feel free to copy and paste) Roof, exterior siding and windows all appear to have been recently replaced. GFA, 15 amp fuses (have to check adequacy), evidence of water accumulation/puddling in the basement. Source appears to be cracked concrete stairs which lead directly to basement. Conditioning appraisal on inspection of stairs/basement by qualified professionsal. Will attach photo later once I figure out how to resize. Thanks to all of the veterans for the advise.
