Loss in value from water

I have a case in Mississippi where the adjoining residential property owner did not grade their lot properly, and extensive water flows on to my subject site in heavy rains. Anybody have any sales of similar residential sales that resulted in a diminished value as a a result of this problem?

Due to all the possible variables, such as rainfall amounts, the amount of water that flows onto the subject property, the amount of the property impacted, the time it takes for the subject property to fully drain and dry out, the frequency of rain sufficient to cause an issue, etc., I suspect no one can provide you with truly comparable and defensible numbers.

That said, I believe if the problem is severe enough that you believe and that the market would believe there is an issue, then real diminution in value would be the cost to cure.
