Good luck on finding a tutor----I have been searching since August with no replies. I need the same help--just can't seem to teach myself this stuff or find any classes offered anywhere in the state....

Did you think about contacting the Real Estate Department at VCU and see if you could maybe get some tutoring from one of the graduate students? Maybe one of the faculty could help you out during office hours?? Also there is a November 13th meeting of the Commonwealth Chapter of the AI. That is cutting it short, but you might find someone willing to help you out.
 
When I first started out years ago my mentor said to me is to learn the IRV formulas. I=Income, R=Rate, V=Value. You can find out how to use these in most appraisal books out there. Its just a start hope it helps you out.
