I have a manufactured home built in 2020 then installed in 2021. These are two different dates within the form but the lender is demanding that the build date and installation date match?
Thoughts?
Am I wrong for not wanting to make this change/

Date of installation is, most likely, different than date of manufacture. Not likely to come off the assembly line and be installed on the same date.

You actually have 3 dates on the 1004C. Year built, year installed and year manufactured. IMNSHO. I tend to agree with client. Unless their is a big discrepancy between mfg date and install date. Build date and install date should be the same. What kind of depreciation would there be between the elapsed time if unit is mfg on 08/20 and installed on 02/2021. Except the exterior being exposed to the elements during storage and transport.

How can two different dates possibly be the same date?

Since a doublewide comes in 2 sections. When does the "build" become complete?

from the FHA handbook, interpret this how you will

Manufacturer’s Name, Trade/Model, and Date of Manufacture
- Provide the manufacturer’s name, model name of the subject unit and date of manufacturer from the HUD data plate.

Year Built
- Insert the year the subject was completed.
- Format required is YYYY
- For under construction or proposed construction Enter Current Year

Installer’s Name, Date Installed, Model Year
- If available, indicate the name of the person or company that installed the manufactured home, the date of installation and the model year of the manufactured home. If information is not readily available, the appraiser is to note such.

You are correct !!-How can the build date and the installation date be the same ? Even if the home was delivered on the same day ! --And it was not -Total BS :) LMAO

You still need to address the Model Year. The model year change date is usually in July, similar to automobile model years. For example: The subject is a 1996 model Fleetwood Barrington doublewide manufactured on 08/01/1995 and permanently placed on its current site in January of 1996 in order to avoid going on the real property tax rolls until 1/1/1997.
