Manufactured Home Converted to Real Property.

Methinks the appraiser might need to lower the bottom sales price to "0" on his market search and he may find several manufactured home sales in the area.

I don't know anything about the Baytown market, but it is hard to imagine any suburban county in TX with no manufactured home sales.

I believe there should be a special designation for manufactured home appraising judging from the hundreds of manufactured home appraisals I have reviewed. Too many don't have the training or the expertise to do these type of assignments. Too bad, they are not really that difficult if you take a price out of your head and just report the market.
At the very least they should require appraisers to certify, "I have knowledge and experience in appraising this type of property in this market area." :new_all_coholic:
 
I was in Baytown a couple of weeks ago. There are mobile homes around there, some had to have sold.

The legal issue is in Texas you have to "surrender the title to real estate" for a bank to get a valid lein. If we finance a place and a mobile home is on it we don't include it unless they have officially surrendered it to real estate.

Seriously, open all of your search parameters way up, you should be able to find a couple MH's. It may not be a pretty report but you can only work with what you have (or don't have). That's what the adjustment grid is for. And explain, explain, explain. Charge more for the extra time involved and get paid up front. I always say, "I don't make the news, I just report it."

Don't walk away, charge more! :clapping:
