I absolutely agree. NADA is far an above the best. Once you use it, the others don't cut it. I like to do the NADA, use it as a lump sum in the cost approach and then do the sales comparison. I've worked up the same model at different ages and condition on NADA. Once you have the various components, age and condition adjustments justified through the NADA system, the sales comparison fall right in place and the bottom line differences in the final adjusted values are surprisingly close. Definately puts a MH appraisal in line.
