Looks like a "Jim Walter" - type home. Package-style, low cost construction. Definitely not a manufactured. There's enough wood visible from your basement photo to indicate either modular or stick-built.
Just explain what you have, and state your assumptions as to what it is.
I think the question should be. Is their a market difference in your area between a site built home and a true modular home? In our area, I would question any appraisal that was making an across the board adjustment when using a modular and a site built home. Were you lead to believe that a Modular is a lower class built structure then a site built structure in the class that you attended? I am looking forward to hearing your response
Kit built or modular type home and this is only a guess. Back in the 70's there were a number of home manufactures that would ship you a kit to build a frame home. Wick shipped all over the United States at that time as well as a number of others.
I would doubt this is built to HUD Code.
Just my guess. I would want to dig into the construction records, but if this is one of those $125 appraisals I would send it back to them.
