marketing time versus exposure time

thank you all for your input. i now am starting to grok

and especially thanks to George. his explaination was much easier to understand than just reading USPAP. i once had a mentor who told me "if you see a comment in another persons appraisl that you like, steal it"

George, you are probably correct about devoting some time to developing the exposure time/marketing time theory but until lenders stop demanding comp checks and whining about fees, I'm not going to spend anymore time than I have to on a typical report. I know this flies in the face of professionalism but I do not think the lenders really care about exposure/marketing time unless it is extreme. They want it quick and cheap, so, that's all their gonna get.....from me.
