Marshall and Swift SwiftEstimator...which cost to use?

If you're using the cost book, I highly recommend using the 1007 form mentioned above to ensure accurate calculations. When I used M & S, I created create a spreadsheet for this purpose.

Thanks, I have located the 1007 printout, but just trying to figure out which cost rate multiplier to use in my cost approach section for "dwelling", next to square footage...since the garage is addressed separately in the cost approach, which cost figure would go up next to "dwelling" in cost approach? sorry for the dumb questions...

You have some options. I'm assuming you are using the CA section of the URAR. You could break out main dwelling use that number for your base cost, then breakout costs for garage, decks etc..
I never do that. I just put "See Attached M&S Cost Estimate" and attach whatever I print out, usually the short summary.

The dwelling cost figure can be found on line 16 of the screenshot above. Remember to adjust this figure by multiplying it by the multiplier on line 24. In this case, the multiplier is 1.02. So, for the example provided, you would calculate the adjusted dwelling cost as follows: the dwelling cost on line 16 multiplied by 1.02. This adjustment would result in a total cost of approximately $104.35 for the dwelling.

Thanks, but as I indicated in the intial post, I am just trying to reconcile the wide range in costs in the output from M&S...For the multiplier in the CA section of the URAR, I am trying to determine the appropriate cost to multiply the size of the house by, near the top of the cost approach next to "Dwelling". The "Total indicated Value" at the bottom of my 1007 form shows $198.05, but item 21 (subtotal residence cost) on the 1007 shows $133.23??

Put the additional items after line 16 (decks,etc on the separate line below the garage cost on the 1004). Put garage on garage line, If you have a basement put it on the basement line.

That was one of the reasons I stopped using the cost book. Even with the automation(through spreadsheet) it still took longer than the other products on the market. Not to mention M & S is too expensive.

The thing I liked about M&S is that you could fool around with the cost multipliers until you got your CA in line with your SCA... :)
 
If the OP is using Swifestimator through Alamde then the fields he mentions should be autopoulated by the program.

Have you even added the Entrepreneurial profit?

So what are you trying to fill out?
