I am looking to buy the Marshall and swift hand book from the Marshall and swift
Website, they offer few different products, whIch should I get? I am appraising real estate in
NY, is there any cost data specifically for NY?

The costs are being updated every year, do I need to get an new copy every year?

Thank You

I use the Craftsman National Building Cost Manual.

Much more cost effective and very reliable. You can get a PDF version at a discount from the cost of the print manual.

The 2013 manual will probably be out in a couple of months if you can wait for one.

M&s

Keep in mind that Marshall & Swift have an on-line product called Swift Estimator.

It allows you to pay for their product on an as needed basis. It generally runs $10 per use for Residential.

Just a thought.

How about these...

www.building-cost.net (free on-line cost calculator)

The numbers used in this calculator are from the National Building Cost Manual, published by Craftsman Book Company.

or http://hmfacts.com/ (using Bluebook International, Inc. cost data). I have used both and formerly used Marshall & Swift and SwiftEstimator, and have never had any issues from lenders / clients.

I usually use HMFacts and then run the building-cost.net on-line cost calculator to see how they compare. I switched to Bluebook and HMFacts after an unresolved issue with Marshall & Swift's Swiftestimator.

Hope this helps.

IMO, Marshall ain't so Swift.

Marshall and Swift was not very accurate in my area. I have been involved with residential construction for over 25 years. Personally, I would not use Marshal and Swift. The cost section of a 1004 does not ask for much data. A local builder could give you a better estimate than any book!

Agreed. Local costs are always better
