I buy a Means SF cost book and a National Building Cost Guidebook. That takes care of residential and commercial (light) and some farm buildings. The rest I get locally. I used to use Boeckh. M & S ruined that.

I also put a caveat in my cost approach grid. Namely, not for insurance purposes. Insurers often use a little ditty called "Recontruction Cost" which is much higher than replacement cost. So....you Replacement cost will underestimate a property for insurance purposes and guess what happens then? A claim, did not appraise as much as it cost to reconstruct, you are fall guy.
 
The cost approach is still relevant depending on the age of the subject. Some lenders don't require it, but if you have, for example, a new construction, not considering the cost approach would violate USPAP.
 
Krystal, when you state "not considering the cost approach would violate USPAP" (re: appraising new construction), do you mean "consider" the cost approach or "develop and communicate" the cost approach?

Marshall & Swift Up Date Problems?

Any body having problems getting updates for June? After three calls, I have yet to receive the June up dates for the Residential Cost Handbook. I keep getting, "up dates are in the mail." The month is half over.
 
I uses the Estimator 7 CD and it is coming up for renewal soon. I bought the bigger version to include the manufactured homes since the CA is required on those. Plus they were offering a pretty hefty discount when I bought it, but not to renew. They want full fare and I am a discount kinda guy.
 
I received my residential estimator cd update; post date was 6/7/06.
