Max house value for accepting a residential appraisal

An appraiser needs to conduct the contract analysis of a purchase before accepting an assignment? Seems kinda unwieldy unless he or she can charge a fee for declining an assignment!!!
I've long advocated that appraisers bill by the hour... like attornies do... rather than by the piece. Not really possible for Lenders since they have to provide the borrower with a good faith estimate of the costs of the loan.
 
I got an order to do a $10+ million home. Sales Price seems reasonable.
I could do it. Tempting. Don't know if I do, how much to charge?

Like always when I appraise, would I buy the property at my appraised value if it comes back.

That's fine. That house was too close to freeway. I don't like to live near freeway.
