But who is going to be working for that low fee doing the dirty work? Are you going to let the Uber driver or illegal alien into your place for your next refi or purchase? No license, no insurance = get off my property.

Millennials and gen Z have no problem walking off the job and making a tick tock video of how the employer is not paying and disrespecting them. We dinosaurs are the ones working for scraps....we're having a hard time "letting go" and moving on as we've invested soooo much time into becoming an appraiser and retaining our licenses.

I think it's going to be more like self checkout at the grocery store. Home owners will take pictures of their own property and send it in via email and the AVM will let you know how much you'll obtain for your cash out refi.
Who will work for the low fees doing the dirty work ?
Answer: Existing Loan Production Appraisers who have no other skills and are too old to change careers.

You do realize you’re on an appraisal site?
Do you have a solution ? or if you were a Oncologist would you tell a Stage 4 Patient to just eat right, exercise and hope for the best :) LOL

I don't think such an appraiser exists. Thanks for your non working opinion, though.

You do realize you’re on an appraisal

First off, I was never an employee or subcontractor to TAF or any of the govt entities related to the appraisal business.

Secondly and as I said, I am no longer an instructor. I have no relationship with TAF or anyone currently serving at TAF.

Thirdly, DW isn't directly involved with TAF except as an appraiser, same as you or I.

Fourthly, I wouldn't even go so far as to say we're personal friends so much as professional peers who share a common interest in appraising; that's the same relationship I have with several other regulars on this forum. You and I don't even like each other but I've still spent way more time/effort interacting with you than I have with DW over the last 20+ years. If he and I are talking about something on the phone or swapping notes on a USPAP exposure draft that interaction is about appraising. Not cooking or football or wife/kids. I know he likes to shoot and he likes to smoke cigars, but I have no idea what his favorite color is or what recipe he uses for roasting a chicken.

Fifthly, there's no external agreement that would compel or prompt people to agree with each other if they didn't actually agree. In lieu of information or any amount of logic/reasoning indicating otherwise you should proceed under the assumption that I agree with DW as well as various other regulars on the basis of simply agreeing with them on that issue. Same as everyone else here.
Should you add hearts and flowers to yiur post? Early Valentine?

If the ones who quit happened to have a college degree , at least they had something better to sell than a High School graduate Certificate and, I am a hard worker.
Hard worker means nothing to Trust Fund Babies, learned that years ago.

"Be strong and courageous. Do not be afraid or terrified because of them, for the LORD your God goes with you; he will never leave you nor forsake you.”

I already said that. The whole purpose of the program is to get more consistent instruction, fewer errors and deviation in the instruction and so on. Which when it comes to appraisers taking that information into their professional practice is exactly what you would want from an instructional perspective - factual accuracy and consistency. Nobody should WANT instructors who do their own thing. Not for this type of course.

The reason for the I don't recall is because I signed that agreement 20 years ago and I haven't reviewed it since. So I can't say for certain that it didn't include some clause that could be construed as an NDA. I reckon "I don't know for sure" is an honest way to answer that question. There are other instructors on this forum - you could try asking one of them if I'm lying.
When is the last time you taught a class? Just curious. Seems to be some "Glory Days" style reminiscing going on...

Is that from Pulp Fiction? :)
