I must have missed something??? How did this go from a disussion of a review of a report to dredging up old news about the OP? Seems kind of like using an Atom bomb in a fist fight. Having a tough day?

Correct Ray.Everyone should know what is going on.

I prefer not to burry my head in the sand. It also lets other appraisers know what is going on.

So do we as appraiser need not to tell one another what is happening out here?

And they do those that have read this forum for the last several years.

Old News as well

Another state screw up and we are covering that bit of a problem as well now.

You see the state did not really follow the Judges Order, the even failed to notified the AQB that I had been reinstated. It took them almost four months to get that done. They never have notified MARI of the reinstatment, I had to do that as well. You see I feel the state and I have a slight problem and it is going to play out in both State District Court and Federal District Court before this is all over. I also think there will be a number of state experts that will wish they hadn't gotten in to this with the state appraisal board. they will also be a few appraisers as well heading to court in because of these little problems. Not counting the 124+ reviews that will be going to the state appraisal board with complaints attached.

The judge has ask the state to attorney to please present to him briefs on the four points of law that some of the state expert appraisers say were law and were in USPAP as law. Heck the state attorney doesn't even know that you can use the Lic and Apras. on you signature line. It not a violation of state stats or USPAP as he claim in cross.
 
You would not happen to be one of those state bureaucrat types would you???

One that would be a voting board member, case worker, an expert witness, an expert reviewer all for the same complaint would you??

One that hasn't the data base for the area of the appraisals you are reviewing? One that only works in a city and not out in the rural areas but reviews in the rural areas and rural property? One that has lost a cout case or two because of poor work and yet the state did not do a thing about it and you sit on a state board and judge others?

Or one that is using one USPAP Standard for 06 when the appraisal was done in 05 and those standards should have applied, not knowing which USPAP Standard to apply? Then hires out to the state as an expert witness?

Ray's problems with the state is public (and forum) disclosed information, but the discussion needs to be civil and personal attacks are not permitted. Please stay on topic.

I am pointing out Ray's shortcomings because I'm of the opinion that "those who live in glass houses shouldn't throw stones."

Ray has his own baggage - in spades - yet he comes here and acts imperious and self-righteous while reviewing others work.

As he said, he didn't even complete the review and he couldn't wait to come here and put someone down.

Ray is an honest hard working appraiser/auctioneer/rancher/old cus! A lot of what he brings to the forum is stuff we think about but either don't have the time or don't have the cajones to bring up.

Look up on the ASC website and you'll find me on there with a revoked license in ND. But, I'm a fully functioning CG Appraiser in the state of MN. When notified of the revocation in ND, the state of MN said, and I quote, "Who did you P*** OFF? We would never do that to you." I paid a small fine and had some commercial work signed off on to clear my name in MN.

Being 'caught' by the state appraisal board is more a function of dumb luck on their part than a black mark against us.

I would hesitate to guess that given the opportunity to review your work product or others there is a 99.9% chance there are USPAP violations in that work product. You've just never been filleted as Ray and I have.

The 'holier than thou' attitude of some members of this forum tend to grate me the wrong way. I have thirty years invested in this business and am a damn good appraiser. I just have had to modify my methods of making a living.

The state of ND has taken my livlihood away and cost me around $1,000,000 in lost income and attorneys fees. I've beaten them in court but because their pockets are deep and mine are sewn shut, I can't fight them any more.

Lighten up on Ray.
