Mein Comp: The Last Appraiser

Have there EVER been 120,000 appraisers at once?
Probably more. But if talking about certified or licensed appraisers - maybe not. I think the ASC counts 1 for each license so dual licensed people get counted twice. And a lot of appraisers living near a state line have multiple licenses. But banks often employ in house appraisers as evaluators or to run the vendors and do reviews.

AI says:

"From 2020–2022, the estimated number of licensed and certified real estate appraisers (all types, including commercial appraisers) hovered around 70,000, with the residential subset consistently in the 45,000–52,000 range.
........
In summary, the United States had roughly 45,000–52,000 licensed and certified residential real estate appraisers from 2020 to 2024, trending toward the lower end as the “Licensed” category phases out and credentialing consolidates at the certified level."

The number is of people who hold appraisal credentials. They may or may not be working appraisers.

Thank you again to everyone who has purchased the book. Since September 8th, more than 200 copies have been sold, and I’m truly grateful for the support.

If you haven’t had a chance to leave a review on Amazon, I’d really appreciate it if you could share an honest one. Good, bad, or indifferent, I want to hear what you think.

If you haven’t purchased it yet, the book is available in multiple formats and it’s an eye-opening read. You can find it here: https://www.amazon.com/dp/B0FPXQ5SSR?tag=realestatappraat

Jeremy Bagott just published a sharp piece calling Mein Comp: The Last Appraiser “required reading for credulous Fannie and Freddie investors.” He understood exactly what the book represents and why it matters.

The story may be fiction, but the danger it exposes is real. It follows an independent appraiser standing against a system where algorithms, corporate greed, and government complacency are rewriting the rules of property valuation. It asks one question that everyone in this business should be asking: What happens when truth in value is replaced by convenience and control?

This book is not a textbook, and it’s not an industry rant. It’s a glimpse into a future that’s already here. Data collectors are replacing professionals, bias is being coded into systems, and the public is being told this is progress. It shows what happens when those who profit most start controlling the definition of value itself.

Anyone working in real estate, lending, or housing policy should read it. If you’ve ever wondered why prices keep climbing while accountability keeps dropping, this book will answer that better than any headline or report.

Then grab a copy of Mein Comp: The Last Appraiser and decide for yourself whether it’s fiction or a warning label for what’s already happening.
