You usually only have to worry about Sally Higheels gouging the vinyl and hardwood with her stilletos and leaving behind an odor of way too much perfume.

Now you know why they douse themselves in the perfume--to offset the odor of the dog's indiscretion.

Is this another real estate agent bashing story?

Not at all Mike. I love realtors. I took in 7 non-lending orders that are the direct results of my marketing to realtors....That's 7 orders boys and girls. No AMC's. No UAD. No MC. No underwriters. AND ALL ARE AT MY FULL FEE!

I just inspected a property today as direct result of REALTOR® relationship.

It's a Realtor Dog bashing story.

"and all are at my full fee"

Full fees are not that amazing, if you've had a consistent fee to begin with.

I really wish you guys would redirect your angst to AMC's in general or something. Since when did Joan become the postergirl for everything wrong in the industry?

I knew one of these appraisers who did not qualify for certification upgrade. He routinely brought his mastiff or whatever dog it was that stood 3/12 ft tall at the back. He refused to go anywhere without it. Said it was for protection. But I wondered to myself who would be there to protect me from this dog.
