Metal roof value vs shingle roof

How much of an adjustment do you give for a new metal roof when comping against shingle roofs (new or old)?
 
Do properties sell for more or less, and/or faster or slower, with one type of roof than the other?

Comparative Analysis will give u the local market's indication. Retro search similar properties 2 years........ ex. 20 similar sales, list the roof types then the number of sales for each (if they vary)............and -----after adjusting for all the other salient characteristics (location, view, lot size/utility/topography, view etc, dwelling actual age, effective age and condition, style, floorplan, basement (if any), IG Pool, tennis court, spa, garage, etc. etc.) - u will have the answer you seek. OR you can secure the services of a local Experienced Appraiser who can do it for you .........negotiate a fair fee based on property type and "comp" difficulty, and analysis time. Zero here in rural property. Perhaps in an upscale subdivision but most won't allow metal roofing. And "metal" can be galvanized barn tin or painted panels to standing edge metal or copper roofing. Those are much more expensive but that generally factors in overall quality rather than specific roofing differences.

Metal roofs have varying quality; some will last almost forever and some will last about as long as shingle roofs. Most of my market is rural and there is almost no way to differentiate the value of the metal roof when considering all of the other "noise".

It should be addressed in the Reconciliation of Value qualitatively, not quantitatively.

OP is a salesperson, not an appraiser. But that is what he gets for posting in Ask an Appraiser.
 
I have seen some homes with metal roofs and frankly I think they were a detraction from design and appeal. They looked so out of place compared with similar homes in a S/D. Also, they limit the exterior color choices for exteriors.

The Answer to the Question seems like it would be Maybe! Maybe an enhancement Maybe a Detraction. I do think Quality/design of the Metal roof could make a difference.

 
Unless you can demonstrate a market premium vs other roofs, it becomes a buyer’s preference item. We have two main metal roofs in our area, standing seam and V-crimp. Can’t really prove a differential market-wise. In an area like DFW where hail storms regularly hit, you would think that metal roofs would command a premium, but insurance companies have to replace them just as regularly as comp shingle roofs. Just have a longer overall life expectancy than a comp roof.
 
The metal roofs with exposed fasteners are prone to leaks long before a shingle roof. If the screw is not driven 100% straight or is over-driven the rubber grommet may be damaged or not properly seated. In addition the rubber is susceptible to damage from UV rays. Most manufacturers have 40-50 year warranties on the metal, 20+ years on the finish (if its Kynar finish) but only 10 years on the exposed fasteners.
