Metal roof value vs shingle roof

so no adjustment?

There may be an adjustment in some cases, in many others not ( as you see by the posts ) I know it frustrates people to hear this, but it depends. Individual property and market area and local preference as well as price points /other upgrades of the properties factor into it. I've isolated roofs for adjustment ( new roof vs old, or S tile or high quality metal vs cheap comp tile ), but other times just considered it qualitatively (meaning the roof upgrade might see the house reconcile at a higher $ value but not receive a line item adjustment )

In some lower price markets this can even be an over improvement ( cost of upgrade does not get returned on sale) aka market sees it as a super adequacy.
 
A roof is a roof. It keeps the elements out.

But while appraisers might not make a $adjustment for something we can, and do, reconcile (consider the value indications against each other and the subject) and if there appears to be a positive market reaction (or negative) we can slide our opinion up and down within the range. A nice, new metal roof would likely be a positive feature for a dwelling in an area that can be prone to fires or because they tend to have a longer economic life which reduces the frequency of re-roofing.
