Minor cosmetic, deferred maintenance or subject to?

This is a regular 1004. Property has dry rot on eaves which I call a minor cosmetic item and 1ft x 1ft hole in drywall where the water heater pipes go through the wall. So, probably, the owner got a new water heater and had it installed and did not fix the drywall. This is in the garage (attached) and has nothing to do with living area.
Should we mention it as a repair item and check "subject to" or just pass with a minor cosmetic condition?

Explain the dry rot in detail to your client as you have here on the AF forum. Take the dry rot into consideration when estimating the subject's value. Move on to other money making prospects.

I am just not sure about the hole in the garage wall. Maybe I should mention as a repair item and put the cost to cure.

I would mention them as repair items, give a est cost to cure, but not make the report "subject to"
 
As-is! List the items and let the underwriter decide if those things need to be corrected.
 
I tend to agree. Dry rot is something which although observed can be an indication of something much worse. Or it could just be a small section of dry rot. Without tearing out walls and looking there is really no way to know. A 1 by 1 foot hole in the garage I almost consider a non-issue but others may disagree.
