Read your input and all the posts that are supporting your rant, so naturally I'm not. You said you pulled six (6) comps. so there could be "No Discussion As To Value" - well you lied (are we not discussing it :?:

How do I know the comparables you've chosen are correct :?: Am I suppose to take your word for it :?: I've never seen any of your work, you may stink as an appraiser :roll: Why would anyone look any further to comlain, if you can't be near the contract price :?: So, here again there's no proof your work is "tight" as YOU say :?:

Also, from what you describe as comps., you haven't found one in the neighborhood and I don't know what you consider the "neighborhood".

And finally, You Are Complaining and that is the story :x

I have worn my fax out faxing USPAP to lenders. It always gets the same result, nothing but lost "business".

The fact that the scenario you just described happens so often, in fact it is the norm, proves to me that there are many, many, many, appraisers who comply with these lenders illegal demands. If they got turned down by the vast majority of the appraisers they deal with, they would stop "asking".
