Anyone know how to determine if wind, roof load, and thermal zones meet HUD requirements if the compliance cert has been removed and the manufacturer is out of business??
Thanks for this link; most of us, i'm guessing, didn't know about it! When I am stuck without the compliance cert I note it on the appraisal. Typically the client has this info in their files, from the borrower, or they have sources to get the data; probably from your noted site. In any event, there is no way in H@## that I'm paying to get this info. Due diligence means checking everywhere probable on/in the manufactured dwelling and discussing with homeowner. I have had good success calling local manufactured dealers for costs, delivery & setup procedures, etc. I'm guessing they can help you w/ the zone info, also.
The link that Mr Rex provided is to verify the home was constructed to the building code and it provides information regarding the HUD label. There is no records any where if the Data Plate is missing inside the home, unless the home took it off the wall and stick it into a file some where. The Data Plate can not be replaced. So in situations where it is missing, I just state that in my report. Here in Arizona we have Affidavits of Affixture, where the original motor vehicle title is surrendered to the motor vehicle department and a document is recorded in the applicable county. I provide a copy of that Affidavit in all my reports and type the serial number from the Affidavit to the 1004C form with statements that is the only source for the serial number. If the Data Plate does not exist, there is nothing any one can do. The only information you might have is the HUD label number indicates which inspection agency inspected the home while it was under construction. And that might tell you which state it was manufactured. So you then know that the home was constructed to what ever requirements that zone requires. If it hadn't been it wouldn't have received a HUD label.
