I've read in some sources it's dependent upon the state. I'm in NJ.
But then there's the total of 5 units... 4 residential units and the 1 commercial space.

Needs to be a Certified General Appraiser. A Certified Residential Appraiser is permitted to do 1-4 units with a transaction value under $1,000,000. It's per The Appraisal Foundation.
