more residential behind the store front? well, in Pa residential can't do it, but in calif you can. i would walk away from this type of property. just get something wrong, you will have no defense.
and now miss pattyflower, exactly how much experience do you have doing mixed use. and could you show use you mixed use work file. says the state.
if the lender, or future service co, thinks you might have mislead them. but not guilty, have no worry state will not also find every little mistake you made on da report.
any perception of getting it wrong right now is worth it because you are getting how much to do it?
 
You have A lot of suspicions and you are getting me for who I am not ... I am not the appraiser.
Nothing is being done illegally don't get me crucified I have not don't anything it feels like everyone thinks the worst .

Ii just need to understand enough and that is why I came to This forum . I am just looking for an appraiser with knowledge in mixed use Fannie Mae . I am not writing Any reports ...

But I kind of got an idea now of how appraisers are and believe me for what I read of some in this forum I wouldn't say that appraisers are the most ethical professional in the world.... How disappointing
 
Are you really an appraiser? If so you would understand most of these replies. Do you understand USPAP? Do you comprehend Highest and Best Use?
 
Would you be so kind to contact me with an appraiser who has appraised a similar property in this area before? Someone who has experience and can sign the 1004/70?..
That is the reason I started this post , ( go check and read from the beginning) not for me to appraise ,but to find the one who can .... perhaps people are assuming more than reading what I asked .
No... I won't. Not becasue I'm being mean. I don't know anyone in your area. I'm not sure if the Yellow Pages still exists.. but, the Internet does.
