MLS Comp Photos WTF!

Actually, I was talking about reviewers making unsupported assertions and demonstrating bias. I do lots of reviews. I see lots of reports with MLS pictures. I make no assumptions about that. I simply report what I find. The reviewer has the same obligations regarding objectivity and impartiality as the appraiser.

I am also talking about reviewng the report rather than the person who prepared it. Just look through this thread and see how many are unconciously (or even conciously) reviewing the appraiser rather than the report.

Who says all of us have a review assignment we are working on?

So I'll dare to say again. If an appraiser has nothing to hide, they'll have at least one self-taken comp photo per report, and lots of reasons why all the others are MLS photos. And if those reasons are just boilerplate that says "MLS photos best represent the comparable at the time of sale".......

If I get my hands on that report, I'll be out driving those comps. Interesting what MY camera might later show a state appraisal board.. All sorts of things! ;) And lacking any assignment at all, I have no obligation to be unbiased whatsoever..... I'm just a good citizen out for a drive.. ;)
 
Anybody ever spend any time in the military and have the pleasure of preparing for a "Junk on the bunk" inspection?

Everyone knows that you leave one small dust bunny under one rack. Nothing irritates an inspector more than having to spend too much time searching for something to note as a discrepancy.

Maybe some people's MLS pic is their dust bunny.

Of course, there is always the risk of encountering a newbie inspector who doesn't understand the game and who proceeds to rip the entire room apart looking for what else might be wrong with it and then fails the room for the one dust bunny. Those inspectors are affectionately known as (Mike, close your eyes) pwicks.

I could never get the hang of polishing my dress shoes to a point where the inspector could see himself in them.

Then "Corfam" came out and equalized the shoe polishers with the non-shoe polishers. It wasn't exactly cheating, but....

That's funny because I was thinking that based on this thread it appears that some might have used up all their Extenze, and were now using their review assignments, spare batteries, and backup cameras to demonstrate prowess.

Yes I recall when I was a warrant officer candidate in Pre-Flight school hundreds of moons ago. You only needed 50 demerits or less in one week to get post priviledges for a saturday & sunday.

My first day I received over 350+ demerits. My Tac Officer told me the only way I was ever going to leave that building would be in a casket. I hated that F'_ _ _er.
 
As a Sgt, I had an inspection where some WO-1 had me at attention and asked me something about how many punitive articles were in the UCMJ. I must have crossed my eyes or something when I responded that I had no idea because he proceeded to chew me out up one side and down the other about being disrespectful or something similar. I gave the Sgt who was taking notes behind him with a "What's up with this?" look and got a shrug in response.

Yeah, that guy was high up on my list of biggest pwicks I have ever known.

The same WO put a loaded gun in his mouth and pulled the trigger a couple of months later.

That is the official story, anyway.

No, because of a) Human activity and b) Temporary items that obscure view of property from subject. I would, however, save the photo and try to enquire the exact purpose for a possible condition adjustment :icon_mrgreen:

Maybe, if I was in the neighborhood.

Probably, as one comp I have viewed somewhat is not the same as multiple comps I haven't seen.
 
It's changed since I was a legal yeoman. Back then the UCMJ didn't have space law and Islamic law.

It is usually the least it. As someone who oversaw many review appraisers I had little tolerance for pwicks. I never necessarily cared in the map reference was open for debate, or if an adjustment was in line with what the reviewer thought is should be etc....There are many out there reviewing who are on witch hunts and will go all out to find something(anything) wrong with an appraisal report. They never got second chance with me. They are clueless.

I don't think anyone has a problem with an appraiser using MLS photos for a variety of reasons provided it is stated on the report. If it is not stated it is typically the immediate signal for corner cutting. There is no mystery here.

It could be a pretty good indication. Just as the fact that the discussion has turned to the UCMJ (Uniform Code of Military Justice) and dust bunnies is an indication the thread has run its course.
