And the fact that you copy and paste someone else's comments into your report does not imply that you form your opinion of value without properly vetting them. They are included to help the reader of the report understand how each particular comparable was exposed to the market. I always include this disclaimer when attaching that particular exhibit to one of my appraisals. This additional data is provided for informational purposes only and has not been verified by the appraiser.

I can understand that, but you probably don't operate in an area with "number hitters" who ignore all sorts of things to get more business. Underwriters who understand that, appreciate the ability to fact check appraiser claims in real time.
 
Here is what you were asking for – documentation of the MLS descriptions for each comparable in a format that is suitable for inclusion as an appraisal exhibit. My relocation clients like it. I created this report format in FLEXMLS however if you get familiar with the "report writer" in your MLS it may have similar abilities.

Actually, lazy is just copying and pasting someone else's comments without vetting them. I still see listings with "pride of ownership" or "Mrs. clean lives here" as well as flowery descriptions that really don't reflect actual condition.
Yep the CRMLS comp photos often tell a different story than the marketing comments, although a listing agent has little to gain by misleading the public, or peer realtors...

I would say that the Q and C ratings for the comparables are opinions. So UPAP would require a short summary of the information analyzed and the reasoning that supports those opinions.

You might even say that which comps you choose to include out of all the sales is an opinion, and requires a summary of the information analyzed and the reasoning for choosing those comps. And then out of those comps included, which one of the comps are the best indicators of value is also an opinion.

Mike, Been meaning to respond to your suggestion: CRMLS customer service responded to my inuiry about the existence of the Report Writer function that you mentioned. Their response: 'CRMLS dosn't have a report writer but maybe you should contact CHATGPT if you need help writing reports." Oh well, at least I tried; and i appreciate your suggestion!!!!

That describes reconciliation in a nutshell. But IMO the underwriter must appreciate an opportunity to review the MLS narrative verbatim more so than the appraisr's clumsy attempt to summarize the comparable status, either absolutely or relatively in terms of what's better and/or worse when compared with the subject--especially because an appraiser is much more likely to skirt the most salient factors if allowed to describe a comparable using his or her own words [IMO]...

Ask them about a report "formatter" instead of "writer". Surely you can pick what fields you want to print out from your comparable selection and then create a custom format for that output. Wouldn't hurt to ask AI either.

Yea but once the topic gets around to writing code etc I'm back in the stone ages...
