These snake in the grass realtors cannot tie their shoes. And i have to use most of my data from these no college required so called professionals. Cannot even get the bathroom count right. Called on a comparable sq. ft. since it was blank and the realtor did not know the sq. ft. of the home. How does one sell a home without knowing the sq. ft. Mind boggling. Oh and since they recieve 3-6% of the selling price, which is unethical for an appraiser, one is left to wonder why the double standard.

No way jose! I don't want the salespersons leading when it comes to UAD entries.

Nor do I want the MLS coorelated systems to be the final word on the matter.

Sometimes the county is right, sometimes the MLS is right, sometimes they're both right.

Just completed an appraisal where the county says 3 full baths for everything, and even MLS listings said that as well. Probably they just auto imported data and all of that. Surprise surprise, room counts were off as some were non conforming offices not beds. Some baths were only halfs. Some units did not have bonus rooms reported on the overall room count. What a mess.

Making the whole UCDP thing a problematic experience, with associative tracking. You see, most agents and appraisers probably won't take the time to comb through the data, manually enter the figures, and do their absolute best to present what is most likely the proper data.

Rather, they'll just use automatic tools, auto import functions, cross reference programs and tools, and will pop in and whip out those data entry points in minutes or seconds flat.

Leaving me, the guy who took the time to do it right, as the data anomaly in an otherwise harmonious system. Nope, I definentely don't want MLS or agents getting involved in UCDP UAD filling. It's bad enough that the measure of my quality somehow is dependent on all the poser professionals who do their 'professional service work' on a 2 inch handheld mobile device at starbucks.

RE agents being clowns keeps us in business. If they had all their data squared away, evaluations could be done very simply by less trained people with no need to verify.

Exactly. Better MLS & tax records means less need for hiring an appraiser...

Use county record GLA. Keep a detailed record of your experiences on file and move on.

Blue print , of course! The agents being clowns is added in the mix. Their "data" is so full of holes nobody could rely on it..oh wait, the agents rely on it when they prepare BPO's.

That's idiotic. The world does not revolve around the UAD. Is that process so difficult that you can't do it yourself? What next? A camera that takes pictures of the house and fills out the form for you?... Then why do we need the judgment of an appraiser? Just let the computer "do it"....

I guess I'm a snake in the grass cuz I am a Realtor. I also have a college degree, a broker's license, appraisal certification and an expired designation. Guess I better drop the Realtor thing to get back my good reputation.

Most agents/brokers/Realtors I know are college educated and for the most part hardworking and honest. In my local MLS the square footage is not on the listing sheet, never has been. Something to do with liability. They only give room sizes.

If you're upset about them making all that money, why not get your license and start selling?

Not all realtors are snakes but a lot are says the public. I could care less on how much money they make it is the % of sales price that is not ethical.

I agree that misinformation helps keep us in business but it is not healthy for the market. Garbage in garbage out.
