Mobile Home converted into ?(Standard)

Thanks, everyone for your help. It is a mobile home wrapped around with new addition. I now have a batter direction to follow. Thanks again for your help.
 
They wrapped the "Mobile Home" with new addition. I already informed the client about this. Obviously they did not know anything about this.

The first question that has to be answered (and as others have stated) is it a manufactured home or a mobile home? Big difference in financing options. Second what are the zoning and building codes for that specific area? Is it in compliance with those codes? It is and will remain forever a a manufactured home or a mobile home no matter how much new construction has been done. Or did they remove all the framing, roof support, exterior and interior walls, completely redo the electrical wiring and plumbing? If they did all of that then it would now be a site built home--with many, many, many, many explanations and descriptions in the appraisal report.

Very first thing--call client, describe subject, and let them made the decision of whether to proceed or not.

I agree. Not uncommon several years ago. We used to call the new structure a wanagon.

Ahhh, but they WERE built to specific codes. Each state had its own. But you were still sailing the 7 seas (and then some) so how would you have known?
 
The building codes for mobile homes prior to June 15, 1976 were voluntary industry codes, not mandated by either federal or state governments.

Not mandated by all states, but some states had mandated the use of various codes prior to June 15, 1976. I know of at least two states that had mandatory codes at least by July 1, 1972.
 
So, they built a hallway around the living area?

If walls were removed which expanded the living area into the stick built portion, I would certainly mention this in the report - this type of renovation usually voids the manufactured home warranty, and, it begs the question, now what's holding up that roof?

You'll be surpised by what is required for MH additions, renovations, remodeling, etc., etc.
 
I have had both a site built home that had a Manufactored home added to as a mother-inlaws addition, and I have had two single wides "welded" togather. And the hits just keep on coming.
