Modern Appraisal Language (objective vs subjective)

The list of bad words are being taken out of context.... the words by themselves can be construed as biased in nature.

However, in an appraisal report, anyone with a third grade reading level understands exactly what the appraiser is implying.

"Comparable #3 is "superior" to the subject's condition in that it has a remodeled kitchen, new flooring throughout, and has a newly exterior paint job".

The above comment justifies a downward adjustment to comparable number 3. It doesn't mean the white man lives in comparable #3 and the minority lives in the subject which the appraiser is biased towards.

Due to "the trend" all of my commentary is coming directly from the C ratings explanations.
Tell that to the PAVE Federal Committee--See see how that works out for ya -Then tell them that USPAP needs to be revised to include what is a Uniform Word Standard " of what words are acceptable-- Then check back and tell us what their response was :) LMAO

Computers are not good yet in reading words in its content.

IMO the difference is the superior example above is that you compare it to the subject and then state why its is superior and an adjustment is justified. Just stating superior or inferior can have the wrong conotation if not explained.

You need to realize that context is not the issue. It is the "words" that are the issue. Providing more context does not change what they "think" the words mean.

But that's what the C rating in the grid does...it's there all by itself.

By the powers that be with their logic, if no explanation is provided, the appraiser is biased against the subject by rating Comp #3 a C3 to the subject's C4 (given my previous example).

I'm not bashing on you Sadie, I'm just stating the obvious and the ridiculousness of this current trend.
 
The real problem is in a woker word smith society is that words and labels will be changing as fast as peoples feelings and emotions change. None of the words you use today will be of any value in a few years because to be woke means you are always in a constant state of being offended by some word or label or what someone says to you.

So as a society for a language to have any lasting meaning or worth it has to have a stable language to be used in business and commerce. Outside of business and commerce , street slang can be used and depending on what City-County-State those words used may mean different things to different people. .

YES Languages and labels change with time but it should be adopted as people start to replace words and labels on their own. The old Kings Language evolved into what we have today but it never had any " Word and Label Police" which were employees of govt and quasi govt agency's mandating what words and labels could be used.
