VA does not allow use of an AMC to place the order, or to QC the order. So, in this case it would be very improbable that the amount of the fee had anything to do with an AMC.

Well, from what I see in those photos, I would certainly charge a premium for this property. It is modular, and those photos make the interior appear to be similar to traditional construction. However, the outside has a lot of features more similar to a manufactured home. In short - a total nightmare to appraise in most areas.

I will defer again, I was under the impression that VA fee schedule was not negotiable. :shrug:
 
Ive never been in a modular in 16 years that i couldnt tell was factory built.
You did see the picture I posted right? There is no metal frame. This was not a pre-cut kit home either. It was brought in on trucks and set each module and/wall with a crane and erection crew on a pre-built foundation. Then a bricklayer bricked the home, and the interior was finished out, plumbing hooked up, etc.

This is the second of those homes I have seen. But there are "modular" homes that do look somewhat like double wides with a little steeper roof perhaps, and they have metal frames usually.

The pix I posted was a "Taylor Made" home which went under several years ago after being in business for decades. Out of Missouri and they had averaged about 100 homes per year so there are a number of them in the area. This is another modular I've appraised.

We also see some post and beam construction, floating slab foundation, but 4" x 5" post in the ground as support. Bricked they look a lot like the above except with a "slab" foundation. I see any number of them in Oklahoma, much rarer in Arkansas

The marriage wall is usually a give away for modular construction when no other signs are present.
 
If he said land was worth 37000 and barns worth 30000, and the overall aprraisal is 177000, does that mean the house is only worth 110000 , or is there some sort of mathematical equation, point system, percentage system that y'all go by, ugh getting brain overload thanks
