Modular home comparables

You must have better educated agents in your area than we do here. According to the local agents, all the manufactured homes are modular! They DON'T know the difference (or want to).

Basically, that is what I run into when appraising manufactured homes. I call to verify whether or not a home is manufactured, and Realtors all tell me that they are modulars, when I can be almost 99.95% certain they are HUD homes from the interior photos. Realtors are of little to no help in determining if a home is modular or site built. And in the grand scheme of things, it doesn't matter.
