Are you seriously a senior member on an appraisal forum for over 15 years?
We are required to be astute observers of the market, but we are also market participants. Use a touch of that in your process.
Have a good morning.[/QUOTE]
Oh my, who peed in your cornflakes on that good morning?
This OP was great and resulted in a very professional discussion involving astute observers of the market.
I don't even know what to think about the comment regarding the senior member of a forum for 15 years. Is that seriously your top appraisal credential? Is that even a thing that you should say out loud?
I am a bit late to the post because I don't spend much time on this forum because so much of it sounds like Eddie B. However, the good parts are great. Like the OP, serious discussion about relevant topics.
Because I am late to the post I scanned all the previous posts and as a result I may be repeating what has already been said.
I agree with the observation of the OP and have thought about this a bit. If I had the bank account I would build a subdivision of modular homes and I would do it differently than it is being done.
Granted, I am not a developer and I image that the current model is profitable and that is why it is done. However, I did complete the Urban Land Institutes Real Estate School so I know a bit about development. I wonder if Senior Member of appraiserforum Eddie B also completed that school.
The current problem with this development includes that many are land lease developments which further stigmatizes manufactured housing. The developments compromise lot size because it is possible, they minimize infrastructure and they select the most affordable style (ranch) which results in a development which clearly looks like a manufactured home development.
I would purchase a parcel, have typically wide streets and grid layout. I would incorporate ranch and two story styles on typical lot sizes and would convey fee simple property rights
That is my astute observation of the market. Which is what 15 year senior member of the appraiserforum Eddie B indicated I needed to have in order to be relevant.
It was probably my 25 years experience, a master's degree in real estate from a top real estate unversity and the best continuing education money could buy like the ULI real estate school which made me that. I just hope it meets the approval of 15 year senior member of the appraiserforum Eddie B. I must have missed when he showed up because I have been here for 20 years. I guess I was busy doing other things and obtaining other credentials.
