Dumb Question Alert


I have never run into anything like this yet and have feered the time that I do. So ease my fears please. When you use the Extraordinary Assumption and recomend an expert, are you adjusting anything for this as condition in the grid? You aren't doing a cost to cure I'm sure b/c you have no idea how much it would cost I would guess. You are just appraising as if it wasn't there and adding in the report the Extraordinary Assumption?

True, if you can provide a reasonable basis for such an assumption, as given in my text to Rachel. i.e., the area is easily accessible, and appears to have affected a small area; no other area of house exhibits odor or stains associated with biological growth; whatever else you observe which would lend strength to an assumption.

If you can't provide a reasonable basis for assuming that the stuff will have no effect, then get permission (in writing) from your client and use a hypothetical condition if he does not want to spring for an inspection by a mold expert.
 
B) Rachel,

I WOULD NOT call for a phase I. They are exoensive, do not include testing of any kind, and are way too much for a residential property. BTW, I was on the E-50 Environmental Committee of the ASTM for 10 years. They are the ones who wrote the standards for a pgase I & phase II. Just tell it like it is. "The appraiser has noted physical evidence located at________________ that indicates the likelyhood of mold or mold like material. The appraiser is not an expert in such matters and suggest that an inspection be performed by a person qualified to assess the nature and extent of the possible problem".
