Think of it the same as if you saw termites...same valuation procedure.

Don't mess with costs to cure. State that what you saw APPEARS to be mold as you're not an expert. Then "hypo" the report via "the subject to conditions box" in the URAR on an inspection and clear report by a mold remediation company. What they do to the home and how they get to issuing a clear report is not your worry. Let them sign off on the final repair inspection also. Mold, termites, well, septic, whatever, it's all the same procedure. Value it on a hypo and require the inspection by an expert in the field to clear your condition. Think of it this way. If it's not mold...somebody may get mad at you. Worst case scenario. You pay for the mold inspection. If it is mold, you'll be the hero and you won't be sued by the buyer. And it won't upset the lender as it's just another inspection.

I just say what I said...."appears to be mold, consult an expert" The appraisal is subject to an inspection by an expert and any remediation required". I am not an expert, I don't want to be an expert. Ain't my job.
 
Man, this string is looking like a USPAP question! :eyecrazy:

How about take a picture. Then do like Mike said, say what it LOOKS like, and pass the buck.
This ain't rocket science.....it's deprazing.
