I didnt accuse you of anything .... they have been your words not mine. I simply asked the question. Words have meaning ... and we can only take them at face value. Goosecrap or Dogs Barking Values .... again your words not mine.

But I have to leave to inspect 300 acres along a white-knuckle dirt road. Kind of like that road in South America called "the highway of death." LOL.

Holy cow! You really need to call your state appraisal board. Dude!!! An expression of "Less Than," "Greater Than," "Not Equal To," "Less Than or Equal To," Etc. Etc. and Etc., relative to any benchmark ARE NUMERICAL EXPRESSIONS!!!!!!!

Have you forgotten all your grade school math classes already? P.E.'s last post to you was correct. You are wrong. A client proposing any benchmark number and any appraiser even orally saying "that is doable" or "that is not doable" is a real estate appraisal !!!!! You just said "equal to or greater than" in the first case and "less than" in the second. .. Sheesh! Call the Washington board and ask them before you spend more time posting otherwise.

Well there you go ... I stand corrected .... apparently horses can speak. My apologies to all those hearing dogs .... the animal kingdom appears to be well represented ..... :rof::rof:
