In addition to all the standard features here are some of the features available in the PDF-XChange FREE Viewer

* Add Comments and Annotations to any PDF file (subject to security settings) - unlike the Adobe Viewer which requires the PDF creation tool to be 'certified' by Adobe !
* Add & apply Custom Stamps from any Image or PDF File and even your Windows Clip board !
* Mark-up pages with text and objects
* Type directly on any PDF page, not just Adobe enabled forms documents - in Typewriter mode.

No need to ask an appraiser for value changes, just type over the PDF!

This technology has been around for years. Why are you so supprised? I was at the office of an AMC seveal years ago and one of the employees opened one of my reports and showed me how he could remove my signature, modify the report and insert my signature back in the report. That was after I had locked the pdf too.

That new thing that alamode is coming out with sounds like its fix for this.

What new thing is that?

I read about it in their news letter last month. It sounds like the details are not completely set yet, but what it would in essence be is this.

When you apply your digital signature, alamode will put a blue box around your signature after it verity's that you are you. The box will have a serial number embedded in its rim. When it puts on that serial number it collects certain distinctive data about the appraisal, things like the appraised value, address, apn, salient property metrics, number of pages in the report, appraisers name/number etc. and uploads them to a secure web site. Later, down the road, someone who's reviewing the report, can go onto that web site, enter the serial number, and be told that identifying info which they can compare with what's in the report they are holding. If the info matches they're reasonably sure they're looking at a true copy.

Supposedly this will foil forgers because they wont have the password authority to upload the data in your name. So they can still make changes to the copy you send out, but it will never match what's found on this 3rd party web site.

For Years Any 9th Grader Could Change Any Appraisal Report.

This Is A Remote Reviewers Silver Bullet.

Just Mark It Up. Send Back And Revise It.

One Could Have About 5-10 Rem's (real Estate Measures)working And Just Hit The Numbrer.

Many $$$$$$$$$$$$$$$$$$$.

You may have been joking, but their client list includes a number of banks and at least one mortgage company.
