Is there a regulation in Kentucky that states an appraiser can not move, change or remove comps from a report once it's completed? If a lender ask to take out the comps over a year old and move other comps around, will you get disciplined from the K appraisal board??

Just curious because I had an appraiser tell me this and I'm trying to find the regulation or FAQ that covers this before calling the board myself.

You are the appraiser. Why would you let a lender tell you what comps to use?

One of the good things about the KY appraisers board is that they love to answer questions. Just call or email Larry Disney and we will answer any question that is appraisal related.

Thomas, I'm planning to do that this morning. Love to talk to the appraisal boards. I have come to realize that no matter how long I am an appraiser, I still learn something new every day. I guess I would get bored if I couldn't learn at least one new thing a week.
