Reality check please. UW says I'm crazy.

MPR for properties > one year; which handbooks apply in addition to 4150.2?

MPS for new construction and properties < one year, handbooks 4905.1 for existing construction and handbooks 4145.1 & 4910.1 for new construction.
Does "new construction" mean not yet completed?

How about completed, but less than a year old?
 
Once it's built, it's existing.

I don't think MPS really applies to your standard SFR. Minimum property standards apply to proposed construction of multi-family projects and facilities for the elderly.

So whenever you're doing an SFR, even a proposed SFR, you would be applying minimum property requirements.

Is the 4905.1 stil relevent? I cant find a date of origin other than maybe 1991.

thanks. What I find odd is after doing FHA reports for thirty years and never referred to this, I am asked to make ths statement: The dwelling meets HUD’s minimum property standards for existing dwellings as outlined in HUD Handbooks 4150.2, 4905.1. I am not working with USDA. Why now?
 
I think the statement should read:

The dwelling meets HUD’s minimum property requirements for existing dwellings as outlined in HUD Handbooks 4150.2, 4905.1.

I agree. but why now? Is not the 4905.1 from 1991?
