It's always been a requirement to state that the property meets HUD MPRs or will upon correction of deficiencies.

I don't understand your question I guess.

Wait... You mean you think the requirement to make the statement is in the 4905? No, the 4905 contains the MPRs.
 
BTW; I am a CA native also. I have been using this comment for sometime. I got it from Laura at Santa Ana HUD. THE SUBJECT MEETS FHA MINIMUM PROPERTY REQUIREMENTS/STANDARDS. Never a complaint after submitting several each month for years. Now they need the handbooks or the loan cant fund. Seems very tedious. No one has been asking for the handbook reference. i know, i know, WTf standards do they think were using. Why now? What changed?

The statement you have been using should be just fine and dandy. It's the statement I've used (more or less) since getting on the roster in '02 or '03. I stole it from my dad and brother who have used it since the dinosaurs. Stupid UW's and their stupid requirements. It's so irritating.

wow 1880s. My grandparents lived in Corona for years.
So Im thinking the same thing it one UW with a ridgid attitude.

I just talked with HUD. They said it is bogus request. What I have been using is fine. it is UW pet peeve only. If I was to to change it would reference 4905.1, 4152.02 and ML 2005-48ml
 
Once it's built, it's existing.

I don't think MPS really applies to your standard SFR. Minimum property standards apply to proposed construction of multi-family projects and facilities for the elderly.

So whenever you're doing an SFR, even a proposed SFR, you would be applying minimum property requirements.

'Minimum Property Requirements (MPR) and Minimum Property Standards (MPS)
For new construction to be eligible for FHA financing, it must comply with HUD’s Minimum Property
Standards (including 24 CFR 200.926d). Existing construction must comply with HUD’s
Minimum Property Requirements (HUD Handbook 4905.1). .
 
I don't know what I was thinking when I posted that. I knew better. Must have been a hit and run post while distracted with work or somthing... :shrug:
