I still do mostly loan origination stuff but I'm doing more private assignments too. DOD, divorce, and expert witness testimony.

I just got my buddy certified!

2023 and 2024 were slower for sure but I managed to pull 200k each year. 2022 700k!
 
I keep thinking you're in Los Angeles.
Los Angeles, the most populous metropolitan area in US. So many homes to appraise. Of course, if I was there I would do the high end ones.

I just realize that you're in CA. You understand how paying six digit figure taxes is so terrible.

I just finished up a full gut remodel in a rental. Nearly 300k! 1900 sf. Unbelievable. I had a gc do it. Too expensive. I'm doing owner builder on a Jr adu now. About 70k for 550 sf. Way better.

I have some custom cabinets on order. Bro. $800 a linear foot!

$300,000 remodel is a lot of money. Did tenant leave the unit in a mess?

Bro. Fire dude! Tenant burned downed the house. Lol. Insurance saved me. I had to put in an extra 40 45k but I just did a full remodel so it's worth it. Lol. But, they also paid all the lost rent too! Lol
