Classic thread....CRs can't figure out what checkbox it is...and it has to be a check box or code, right? Hate to see some of you order off the ala carte menu. Like deer in headlight
 
Once again the underwriter and appraisal reviewer with OVER 30 years experience is asking appraiser how an underwriter should address something. One would think that with all of that experience the underwriter/reviewer would be aware that UAD codes were used on a non-UAD form. So again it begs the question, what background and experience the OP really has to be performing this function to begin with?

Enquiring minds would like to know what the OP actually did for over 30 years?

To the rest of ya'll arguing over which UAD code should apply to a non-UAD report, shame on you.
 
No shame on the appraiser who has NO idea what he is doing and never spent 5 minutes thinking through the issue at hand . Dumb A** can't even figure out the 1025 is not a UAD Form ;)

 
Call it average and explain. Don't use the stupid UAD codes on units.

Reminds me of the legal 4 plex that was a brand new house facing the back street, and 3 forlorn scraper units in front.
Surprise, client cancelled when they heard that. :rof:

I agree with you Howard....since 1/1/2017 this ""underwriter/reviewer"" with 30+ years of experience has started 11 threads asking appraisers how to do his/her job. Something is wrong with this scenario.
 
who knows why the OA used UAD on what we assume is a non URAR form...(unless they put the 2 units on a URAR form?) answered the question as asked.

I agree using UAD terms on a non UAD assignment should not be done
 
Many clients require UAD protocol on non UAD forms.
 
Let's not beat up the Underwriter ** There are appraisers on this forum that have been practicing for over 20 years but keep asking the forum the same questions over and over **
