Multiple properties purchase on single contract

You simply state that the property is part of a three property purchase and the purchase price is an unknown portion of the sale price. State if there are any contingencies related to the value of the subject and go on.
Does the same protocol pertain to a re-finance appraisal although a purchase contract doesn't exist. Seems that too often I receive an assignment for a specific parcel and am told after completion that two rather than one parcel should be combined, including a recent 5-acre parcel in which the lot line between two contiguous parcels runs straight through the middle of the SFR (which I didn't realize although I'm not sure how I could have known without asking that specific question.)

No gis maps in CA
 
Access is readily available to the onlne assessor parcel maps but I don't know what a gis map is.
GIS is geographical information system. Find it hard to believe an appraiser would not know that. They are pretty common. I can also access scanned versions of parcel maps only. But most gis systems have various layers you can view. Including location of improvements.

So they give you a name and an address and you do what? If that is all they give me, I ask for a legal description. From that I can match the tax card. Also if I search the Assessor records by name, any adjacent parcel should pop up... to the point about GIS- they are the cat's meow.

While the GIS may have an imperfect match to the property line, you get the picture. And you can see those pesky vacant land parcels owned by someone where the "address" is all you have.
