Part venting :x , part warning.

It happened two times this past week, I called to set an appointment, and was told by the HO that the appraisal was already done. 8O I though for a minuet that LSI screwed up, and did not cancel the order. Then this morning, I get to an appointment and was told by the HO that they had others to call, after we had set an appointment. Now, I know this ain't no axident.

LSI appears to be sending out request to ALL appraisers on their list, and logging in the first to call with an appointment....... without letting anyone else know or canceling the order. That really gets on my nerves

Anyone else run into this lately? I have not had a problem before now, but it appears that some management changes may have influenced the companies’ new practices.

It may not be LSI's problem. As the big lenders use more than 1 AMC, it may well be that the lender is ordering through more than one AMC.

Pardon me for asking, but why even bother with a pitifull excuse of a client? They seem to be a bunch of scatter brained losers, at best, if they are doing what you say they are doing.

Ron, could be. Didn't think of that. Okay, forget my post.

William, I have not had any problems until lately (which I just posted here on my gripe session ). They have always paid on time, and pay my full fee.

LSI is an AMC, isn't it? I doubt very many lenders use more than 1 or 2 AMCs. If the order is coming from LSI, usually LSI would be the only one placing an order for that loan. Others have tried the same game, maybe LSI is tying it now (or again).

:?:

Mr. Mel,

How's thangs in the GA mtns. Colors good this year I suppose? They were surprisingly good here, although a little late, despite the predications.

These AMC's are feeling the crunch now. They have no loyalty as to who they use - just whose the quickest. In rural areas its got them in deep trouble. If you know they are going to constantly shop these jobs :2gunfire: who's going to put them in front of a steady lender who offers 10 - 15 assignments a month. Not many.

I tried to have an LSI job reassigned recently and no luck. Took what I could offer. However, the insistent calls are driving me nuts. I'm so far behind commecially my brother now gets all these assignments. What are brothers for.

If one could expect loyalty you might be able to offer it back, but not in this game. And AMC's were suppose to speed up this process and save money. :vamp:

Well I think this do-hickie describes what I'm doing now - :drinking: Have a good evening.

Yeah, the color is good. Suprizing considering how dry it was this summer. Leaves are starting to fall, but the looking will be good for another weekend. Really enjoy driving around at this time of the year.

As for the AMCs, or any client, I am loyal if they are. Otherwise, they end up at the bottom of the stack.... which is just now starting to get lower. Shoowee, need the brake.

Glad you got that assignment I refered to ya. But just do what I do, quote them a turn time about 5 days from when you know you can get it done. The daily faxes will come in, but that is why I use the internet J-Fax service. I just delete them when they come into my e-mail.
Have a good evening, and don't put too many zeros in the number. :drinking:

Yes, it happens all the time.

Had one call me the other day and start bawling me out because I didn't get one done right away, and when they received the report it wasn't signed. Then I had to tell the ole gal that called I didn't get the assignment. One of the other people they sent requests to did the 'job'.

The right hand doesn't know what the left hand is doing, and they call themselves "management" companies.

LSI? Haven't done any work for them in ......ahhhh, 10 years?

Yesterday got a call from a home owner needing an appraisal for PMI removal. I quoted my fee which was $25 lower than what the lender told him. Agreed to fax over my order form after 5pm to his home fax. Pulled the information on the property, logged it in, started file, requested property card from the country assessor's office. At 5:15 the guy calls me and says...."I found someone who will do it for $25 cheaper...have a nice day!". I said...."What ever!". Life goes on.

We are seeing that a lot now in the re-finance business. By the time we process the order and call for the appointment they have either changed lenders for 1/16th of a point OR have found another appraiser for $10 less.

Mike, at least you got the phone call. I can't tell you the number of times that the same sort of thing has happened to me, but they feel too guilty, ashamed, or are just too lazy to give me a call to let me know. Then I show up, with cars in the driveway, tv on in the living room, and mysteriously no one will answer the door or phone. Now that infuriates me! I don't care as much if the person lets me know ahead of time, but these people that don't have the slightest shred of decency to even let me know to not come out really tick me off!

Cheapness is a close second...... I just did an appraisal for a guy with an upper quality house, well above what I could afford, along with 2 new $40,000+ SUVs in the driveway. Both him and his wife are professionals in professions that would probably put them in the top 1% of wage earners in the area. It was for an AMC and I was getting less than I usually would've charged, but they send me decent amounts of business with little to no hassle. Anyways, long story short, the guy wants to haggle on my fee, because he's pretty sure he can get it done for $25-$50 cheaper somewhere else. Talk about cheap!
