My brain hurts!

They say spend 10,000 hours working on something, and that is about what it takes to be an expert.
So 40 hours x 50 weeks = 2000 hours x 5 years = 10,000 hours.
So figure 5 years, minimum.

But, as you repeat the same research procedures, and all the rest of it, you get faster as you go along.

I don't know how you do it, Jesse Girl.
I spend an hour on loopnet checking on properties to buy and I get exhausted.
 
Completely determined to change the course of my life. Being in an office setting helps a lot too.
Good for you especially you can stay so focus for so long.
Even when I worked for the bank, I never worked so hard. It was easy doing appraisals my way. And I got bogged down in office politics, some stabbing me in the back. That's another story.
Hope you get the fundamentals down because the market changes all the time and you will be prepare how to deal with each unique case.
I can't just do desktop alone. I like to go see the properties and the location to get the whole picture.
After decades in the business, I'm still learning and adapt when needed.

I know office politics can be vicious from second hand experience. I saw my husband go though a lot of that stuff. Way too stressful!
I am headed down the commercial path and from what I see each appraisal is different . It’s like a puzzle- I am hoping with time my puzzle solving abilities increase‍.
I am glad you got in a position where you didn’t have to deal with office politics. Sounds like you freedom which is priceless ❤️
