Age: The adjustment for age difference was based on the estimated value of the improvements only. The adjustment was based on an estimated 1% year depreciation on the improvements value (sales price minus the land value), and extrapolated by multiplying that by the determined effective age of the home, given the improvements condition, as noted from as many sources as possible.


Huh???? Thats how you got that $3-4,000 adjustment for 20+ newer homes?

Wouldn't it have just been easier to use the closer, similar age homes that you skipped? Never mind all the similar two bedroom, one bath homes that you skipped for those 20+ newer 3/2 homes.

I guess that final comment: I made a diligent search to find properties that are considered comparable to the subject property. It is my opinion that these sales best represent the market. Every effort has been made by the appraiser to comply with appraisal guidelines. just doesn't float. 5-8 miles for 20+ newer homes with superior bedroom and bath count.
