His sister averaged 4.1424657 appraisals every single day for 2 years. Man, that is some serious pounding of keys and research. That is one wicked pace to keep up for two years.

Can anyone in appraisal land beat that record of 3,024 appraisals in two years???????????
 
Almost every county sheriff appraiser in Ohio operates with a scope of work that is quite different than what most of us are used to.

In addition, with virtually no requirements (other than residence in the county) the appraisers are free and unrestained to arrive at their conclusions. Unfettered by pesky rules like USPAP, and unburdened by things like appraisal theory, valuation process and the like.

I was under the impression one of the mandatory requirements was to donate money to the sheriffs campaign fund.

Maybe in some counties, but certainly not all.

BPO's might actually have higher standards.

There is no requirement that donations be made to the sheriff's campaign fund. You can always just buy a lot of tickets to their clambake.

Seriously, the entire state seems to operate in this fashion.

As for three appraisals being performed on each property, those three appraisers often ride along in the same car to view the properties. One of the appraisers actually knows something about valuation, the other two bought a lot more clambake tickets.

In fairness, there are more than two reputable appraisers performing this work in Cuyahoga. But as I said, their scope of work is extremely limited for the value estimates given.
 
In Tuscarawas County, we call them the 3 blind men -- they are driven to the properties by a sheriff's deputy, all are older than me (I'm 65)--2 retired bankers, one retired real estate agent. Believe me there is no whiff of appraisal training and some of the valuations are beginning to show it.

OHIO SHOULD HAVE MANDATORY LICENSURE!!!
